An online version of the Abbey Glen Unit Owners Multipurpose Request Form (MRF) is now available as an option to submit an MRF. Your submission will be processed into a database for easier retrieval and action. Please read the Unit, Limited, and Common Elements Responsibility document below that is effective April 16, 2024 to be familiar with Maintenance Responsibilities.

Please read below before submitting any Request Form. To complete a form, click on the green "SUBMIT" button (below) to go to the online form. After completing the online form, be sure you click the "Submit" button at the bottom of the form.  You will receive a "Thank You" message after submitting the form properly.

The HOA may require additional information in order to complete a review of of your request.

Unit, Limited, and Common Elements Responsibilities

(Effective 4/16/2024)


Abbey Glen is a condominium development. Regardless of whether a building contains one, two, or four units, all are condominiums (not townhouses or houses) and subject to certain legal constraints imposed by the North Carolina General Statute 47C - Condominium Act (NCGS 47C), and the Declaration of Condominium for Abbey Glen Condominiums as amended (DOC). These documents contain specific, legal definitions as to which part of a unit belongs to the owner (Unit Elements) and which part to the Homeowner’s Association (Common Elements including Limited Common Elements).

Occasionally, there arise questions as to who is responsible for the maintenance or repair of a certain element. This policy was developed using NCGS 47C and the DOC and the existing Common Elements POLICY 160629 (which it supersedes). It is designed to guide decisions on assignment of responsibility between the Homeowner’s Association (HOA) and owner for costs associated with the Unit Elements, Limited Common Elements and Common Elements.
